I can make the process of buying a new property in Silicon Valley (Los Gatos, Saratoga, Cambell, and San Jose) easier, more enjoyable, less time-consuming, and less expensive than it would be if you performed it alone. I will help you prepare so that Santa Clara County sellers perceive you as a preferred buyer, help you locate and assess properties for sale that match your specifications, and help you through the myriad details attending the actual process of purchasing a Silicon Valley home.
We will work closely together to find the right property to buy, whether a condo, townhouse, single family house, duplex, or any other kind of domicile.
In our initial consultation, we will discuss the kind of house, condo or town home you need and want. We will determine what areas of Santa Clara County you are interested in, what architectural style of home you want, and how much you are willing to spend in your purchase.
We will analyze your resources, and prepare you in purchasing a Silicon Valley home.
You will meet with a licensed loan consultant (usually a mortgage broker) or banker to determine exactly what you can afford. I highly recommend obtaining a pre-approval from a local, Silicon Valley lender for a purchase loan at this early stage; it will help you focus on homes in an appropriate price range, and will strengthen your bargaining position once you determine the home you wish to buy. When your offer to a seller includes a letter from your lender indicating that you are pre-approved for a loan, the owner will take you more seriously, and the transaction will proceed much more rapidly. Many Silicon Valley home sellers will not even consider offers from buyers who are not pre-approved because the buyers are considered too “risky”. If you don’t already have a great lender, please allow me to introduce you to someone who can work with you. (I am not compensated, there’s no kickback or anything like that, but I want my clients to work with reputable lenders who will do a great job.)
We will find the right homes for you to view.
I have the best possible resources and communication systems available today to help you locate the right real estate that matches your specifications. You can view listings at my Web site, save your search criteria and results, and request to be notified by email when new listings that match your criteria arrive.
Finally, you will select a home to buy.
I will help you to make sense of the presale inspections, review the disclosures and draft the offer. Together, we’ll create a compelling package that will help sellers to want to select you, even when there are multiple offers.
Contracts and forms – the nuances that make a big difference in purchasing a Silicon Valley home
Did you know that there are 2 sets of contracts and forms in use in this area? Many consumers do not – and many real estate professionals omit mentioning this important fact. I have written about it on one of my other sites. The main take-away is that these forms and contracts are not identical, and you may want to know what you are choosing by working with either one (there are pros and cons to both, naturally). Here are some related links:
I will work diligently to save you time, money and effort at each of each step of the process.
I watch the available listings for my buyers in Santa Clara County, and I know neighborhood values well, so I can help you determine which properties are fairly-priced. In some cases, over-pricing isn’t the problem. Sometimes, listing agents will grossly under-price a home on the market, making you feel like you can afford it, when in fact it will sell 20% more than list price. Sometimes it’s just a mirage. (One of my clients just said “it looked too good to pass up, but turns out it was just too good to be true”.) We will also discuss resale value and how neighborhood selection or the exact location of the property will be perceived by future buyers in San Jose, Saratoga, Los Gatos, or anywhere in the Santa Clara Valley.
I offer a Buyer Agency, which is an arrangement where I actively look out for your best interests, but get paid by the seller. This relatively new situation in Real Estate eliminates that age-old question: “Just who is my agent representing—me, or the seller?”
My first priority in my relationship with you, the buyer, is that your experience of purchasing a Silicon Valley home is pleasant, cost-efficient, and successful.
