In our initial consultation, we will discuss the kind of house, condo or town home you need and want. We will determine what areas of Santa Clara County you are interested in, what architectural style of home you want, and how much you are willing to spend in your purchase.
We will analyze your resources, and prepare you in purchasing a Silicon Valley home.
You will meet with a licensed loan consultant (usually a mortgage broker) or banker to determine exactly what you can afford. I highly recommend obtaining a pre-approval from a local, Silicon Valley lender for a purchase loan at this early stage; it will help you focus on homes in an appropriate price range, and will strengthen your bargaining position once you determine the home you wish to buy. When your offer to a seller includes a letter from your lender indicating that you are pre-approved for a loan, the owner will take you more seriously, and the transaction will proceed much more rapidly. Many Silicon Valley home sellers will not even consider offers from buyers who are not pre-approved because the buyers are considered too “risky”. If you don’t already have a great lender, please allow me to introduce you to someone who can work with you. (I am not compensated, there’s no kickback or anything like that, but I want my clients to work with reputable lenders who will do a great job.)

In some cases, over-pricing isn’t the problem. Sometimes, listing agents will grossly under-price a home on the market, making you feel like you can afford it, when in fact it will sell 20% more than list price. Sometimes it’s just a mirage. (One of my clients just said “it looked too good to pass up, but turns out it was just too good to be true”.)
